The Tax Claim Bureau provides for the efficient collection of delinquent real estate taxes and the return of properties to the tax rolls.

The McKean County Tax Claim Bureau collects delinquent real estate taxes for the 6 school districts in the County, 22 municipalities and the County. They also collect delinquent Per Capita taxes but only for the County.

Each January the Tax Claim Bureau receives the delinquent information from the County’s Tax Collectors. The McKean County Tax Claim Bureau received approximately 5,000 total delinquent parcels in January of 2012.

The property owner may make partial payments in any amount during the first year in Tax Claim. At the end of the first year, the claim becomes “Absolute”.

In September of the second year, the property is exposed to the Upset Tax Sale if the taxes remain unpaid. Property unsold at Upset Sale proceeds to Judicial Tax Sale the following Spring. If the property is not sold at Judicial Sale, it is placed in the County Repository.

The Tax Claim Bureau offers as many opportunities as provided under law to property owners to pay their delinquent real estate taxes. Everyone is urged to contact the office to discuss possible arrangements as soon the taxes are turned over to he Bureau, rather than waiting until it may be too late.
